Osteologic

Situation

Osteologic outgrew their space in 2004 and needed to expand from 8,000 SF to 15,000 SF. In 2010 when the lease expired they were once again in need of expansion space.

Challenge

The challenges were there was no additional space in the building while Osteologic did not want to move. They really loved the location, aesthetics, and layout.

Solution

We had a tour of the market to see what the available options were. Nothing came back that made Osteologic excited. At the same time, we began discussions with the neighboring Tenant in the building to see if it were possible to take some of their warehouse. That Tenant was also a client and we were able to work with them on downsizing and allowing Osteologic to take an additional 3,000 SF of much needed warehouse.

Results

The results were that Osteologic now had the opportunity to stay in the building and satisfy their growth. Also, since we had toured property and received proposals from other Landlords we were in a strong position to take advantage of market conditions. In the end Osteologic lowered their rate and expanded in the property.
